Because humans are sensory by nature, our decisions are greatly influenced by what our five senses perceive.  Today's luxury real estate market being what it is, we need to actively tap into the natural power delivered through our senses.  So just how do you stage your luxury home to appeal to all five senses? 

Let's begin with the most obvious, which is the sense of sight.  Is your luxury home neat and uncluttered?  What's nostalgic and cute to us may look like chaos to someone else.  Remove the kids' art masterpieces, vacation photos, souvenirs and trophies.  Opt instead for a clean and classic look.  Potential Buyers want to be able to envision themselves living in your luxury home.  If your budget allows, consider temporarily storing all excess furnishings and non-essentials.  In addition, rent a couple of newer, modern pieces for an up-to-date and clean decor.  If the funds are not available, slipcovers can inexpensively transform outdated patterns and at the same time direct attention away from any stains and damaged furniture.

Focusing our attention on the sense of smell can be a bit of a challenge if there are smokers and pets in the luxury home.  Odors from smoke and pets tend to not only get into carpets, but can require a fresh coat of paint to truly eliminate.  As you clean, steer clear of harsh chemical smells such as bleach and ammonia.  Many Buyers may have sensitivity to these, and their desire to leave will override their desire to completely tour your Arizona luxury home.  The use of scented candles will create a pleasant aroma while adding a bit of ambiance to the mix. 

No one wants to touch cabinet handles that are loose or take hold of a shaky banister.  Remember that missing knobs and handles, cracked and chipped tiles and leaking faucets and pipes are all red flags to potential Buyers.  All repairs of this nature must be completed prior to showing your luxury home Arizona. 

We are all sensitive to sound in some way.  For a Scottsdale luxury real estate, an open house can be event that may even include a musical performance on a grand piano.  For most other Sellers, simply make sure that noisy pets are removed from the premises, and that loud equipment, TVs and sound systems are turned off.  The sound of peace and quiet is universally attractive.

Finally we address the sense of taste.  Traditionally, agents hold luxury home Arizona open houses in ways that make prospective Buyers feel welcomed.  Providing hors d'oeuvres and beverages is always a favorite.  Another good practice is to offer freshly baked cookies.  This last idea also works well when it comes to appealing to our sense of smell.
